Do you own or are you planning to invest in a property for the rental market?

By asking Restore to manage your property you have a guaranteed rent on a six-year lease, professional management and maintenance of your property, and the opportunity to use your property to help people in York who would otherwise be homeless. We are looking for properties of 1-4 bedrooms, within the ring road.

  • All our properties are on a 6-year lease with a rent review after 3 years.  

  • We consider market value for location and size of property.

  • Restore has a very high occupancy rate and manages the move ins and outs of all the residents. We also cover the cost of any void periods and arrears. Restore deals with residents’ finances directly so the landlord does not have to be involved. The rent we pay to the you, the landlord, is stable.

  • Restore sets up a monthly standing order direct to the landlord for the agreed amount.

  • Restore arranges all repairs, including possible damage by the residents and covers the cost apart from wear and tear on large items such as boilers and roofs.

  • No, Restore will ensure that these utilities are installed and covers the costs.

  • You will need buildings insurance and landlord cover. It is worth noting with your insurer that we pay for and maintain the installation of CCTV on front and back doors as this can help reduce premiums.

  • No, Restore undertakes to furnish the properties. If you have furniture already in place that you may wish to leave, we can discuss this with you specifically.

  • As much or as little as you want. We can provide updates on a regular basis if you would like this.

  • Properties within the ring road. Ideally situated in the West or North of York.

  • 1,2,3 or 4 bedroom houses.

  • We can provide references from other landlords that have been with Restore for many years. We have a 10-year record of providing a high level of support and care.

  • Properties would need to be registered HMOs (house in multiple occupation). If they don’t already have this status, then the council would have to grant this. HMO properties will need fire doors with closers, connected smoke alarms and fire extinguishers. Likewise, the council may ask for an Energy Performance Certificate at the point of transfer to an HMO. Restore can assist with the setup of all this. 

  • Restore visits each property at least weekly and completes a monthly property inspection. Gas safety checks, fire equipment servicing, and electrical certificates are all organised and paid for by Restore.

  • Restore organises this with the residents and covers the cost.

  • No, because the residents are on a licence rather than a tenancy, no deposits are required.
